Foundation Problems to Look for When Buying a House

03/14/2017

Buying a home is a stressful process that involves many people besides the home buyers. If you’ve found your dream home and are considering purchasing it, there are a few warning signs to look for when walking through the home and around the property. Foundation problems can happen to any home whether in Dallas-Fort Worth or elsewhere. Before making the big purchase, check for the following foundation issues.

Foundation Problems in the Basement

Though many homes in the Plano, Texas area don’t have basements, there are some that do. A good indicator of the health of the home and the foundation is how the basement looks. Is there an overwhelming wet smell coming from the floor? Do you see water stains on the ceiling or on areas of the floor? If there’s a leak in the basement, more than likely there’s also damage to the foundation. Do your due diligence and check all the corners of the basement for cracks or leaks in the floor. These are good indicators that the house may be on unstable soil.

Look for Windows and Doors that Don’t Shut Properly

When you’re walking around a potential home to buy, check out a few of the doors and windows to see if they shut properly. If you notice that a window doesn’t fully shut or a door won’t stay opened or closed, then that might be a residential foundation repair waiting to happen. To make sure you’re correct in your diagnosis, test out several doors and windows within the home to see if they do similar things.

Check Around the Exterior of the Home for Damage to the Foundation

As you’re walking around the property, take a look at the siding of the house for cracks or gaps. Homes made of brick with cracks in them are particularly easy to spot and often indicate that the house is slowly moving apart. Try to also look for areas around the outside of the concrete foundation that might gather rain water and see if there are cracks or gaps in those areas. Concrete foundation repair can be costly if there’s water damage involved. Being a homeowner is stressful and you don’t want the added stress of worrying about expensive foundation repair costs.
